What you need to know:

  • New Permitting Software: The City of Bradenton is now using goPost/ePlanSoft for the online submittal, acceptance and review of building permits.  Please access the system through this link: goPost - Login (eplansoftreview.com)
  • Application and Forms: A pdf of the building permit application will need to be uploaded as a separate file from your electronic plans. Other forms may be required as indicated in the description. Our applications and forms, including the building permit application, are available on our Forms & Applications page.  If you don’t see the form you are looking for, please call us at (941) 932-9414.
  • Over the Counter Permits: To help expedite processing please use the “Project Name” section of the GoPost application to state OTC (over the counter) and Permit type.  For example, “OTC-Residential Roof”
    Over the Counter permits may include: Residential: Electrical, Mechanical, Plumbing, & Roof; Both Residential and Commercial: Siding, Window/Door, Temporary to Permanent use and Electric Service Change
  • Payments and Inspections: This system will be used only for permit uploading and review.  Payments will continue to be made online with the payment confirmation emailed to permitpay@bradentonfl.gov. Inspections will continue to be scheduled by phone or online.  To make a payment or schedule an inspection: City of Bradenton Building Services - Powered by Summation360 (tele-works.com)
  • Required Documents: If you are unsure of required documents for permit submittal please email permitting@bradentonfl.gov with “permit type and request for required forms” in the subject line.
  • Hard Copy and BIM360: The City will be phasing out hard copy submittals, emailed submittals, and BIM360.  All permits in process in any of these formats will complete the permitting process in the same format under which it was submitted.

 


Coming August 2024 - Accela

The City of Bradenton will begin using Accela to process building permits, inspections, planning petitions and code enforcement cases in August 2024.  This system is being used by Manatee County and several other local municipalities and should be familiar to local contractors.  The City will continue to use ePlanSoft for permit review but the public interface may be different.  Check back on this page for more updates.

 


Homeowners: 

The City of Bradenton requires building permits for the following reasons:

  • The State of Florida requires standards of construction for all properties in the State. On a barrier island, those standards are even higher than those parts of Florida not as critically exposed to tropical storms. The State relies on local government to enforce these regulations.
  • Construction projects that involve outside work require compliance with zoning regulations that include proper property line setbacks, adherence to land use designations and clearance for utility infrastructure and right-of-ways.
  • Work must be done by licensed professionals with insurance coverage to protect you and your neighbors. Improperly completed work can result in damage to your property and that of your neighbors.

When application is made for a building permit, the City checks to make sure the contractors are properly licensed and that the work is done by a licensed professional. When the work is completed, a building inspector from the city then inspects the completed job to make sure it complies with code. 

When you are having work done on your property, please call the City at (941) 932-9414 to find out if a permit is required and if your contractor is licensed. Then make sure the contractor gets the building permit before work begins.
